Our first meeting will be an information gathering session. You'll outline your ideal home preferences and I'll provide you with pertinent information regarding the real estate market in general, costs and procedures involved in a purchase, available incentives (if any), and we'll discuss mortgage options (if needed) and sample monthly budgets. Whether it's your first purchase or not, this is a valuable meeting as the market, government legislation, the financial industry and costs involved change over time. If you have a home to sell, we'll discuss your options and timing.
Next, I'll sign you up to receive my Daily Hot Sheet providing you with new listings matching your criteria the day they're listed. It takes up to 48 hours for new listings to be posted to REALTOR.ca ®, so you'll have a competitive advantage over the general public. The house hunt begins! As we view properties, I'll provide you with insight on the areas we visit, neighborhood values, property condition, resaleability potential, and more. My experience in the building industry will help as I point out potential on homes that you think might not be suitable - I'll help you to see past the present state and envision how to make it "yours". And there's no rush - my past clients will tell you that it's just as important to me that you find the perfect home as it is to you.
Once you decide on "the one", I'll prepare a Contract of Purchase and Sale protecting your interests and ensure that it's presented well to the Seller with enough information about your situation to make it attractive. I'll negotiate hard to get you the best price and terms and counsel you each step of the way.
From there, I'll work side by side with you to satisfy conditions and communicate effectively with all of the professionals working on your behalf to ensure that the property is a sensible choice in terms of its physical condition, value and financability, insurability, that title and legal matters are suitable for you. No question will go unanswered.
Once the SOLD sign is up, I'll provide you with my personally developed MOVING CHECKLIST and assist you right through to the completion of your purchase, on which day I'll happily deliver the keys to your new home! |
